What a Vantage Waterton data-centre crew needs from its accommodation

Data centre work has a particular shape. The old Ford engine plant site at Waterton is now a major data centre campus, and the programme runs in two long phases: a civils and shell phase that behaves like any heavy construction job, then a much longer fit-out and commissioning phase that brings in specialist M&E, controls, cabling and testing teams for eight to thirty weeks at a stretch.

The commissioning engineers are the hardest people to house well, and they are the people most contractor accommodation gets wrong.

The commissioning crew is not the construction crew

A fit-out and commissioning engineer does not want a bunk in a shared HMO. They want a single room with a desk, genuinely reliable Wi-Fi, and a quiet building after shift. They are often on site for months, billing through a main contractor, and they will reject the first property you show them if it fails on any of those three. We have watched more than one housing shortlist collapse because someone assumed "contractor accommodation" meant the same thing for a commissioning engineer as it does for a groundworks gang.

The other thing data centre work does is move. End dates slip, commissioning windows compress, and teams rotate. Accommodation that treats an extension as a new booking and a reschedule as a cancellation is the wrong product for this site. It needs to flex on the same invoice line.

Where we place data centre crews in Bridgend

Brackla, Broadlands and Coity are all around ten minutes from the Waterton site and are where we place most data centre crews. Brackla is the largest residential area in Bridgend and the default for a reason: modern estate housing, driveways as standard, close to J36 and the campus. Broadlands and Bryntirion sit west of the town centre with larger stock suiting crews of six to ten. Coity, Litchard and Cefn Glas are quieter and more purely residential, which matters for the commissioning engineers who need a desk and a quiet room rather than the banter of a crew house.

What to specify when you ask for a shortlist

• Single rooms with a desk for commissioning, controls and testing teams, not twin-share crew stock.
• Wi-Fi that is tested and live before arrival, not "booked to be installed next week".
• Quiet residential streets for the teams that finish late and start early.
• Parking for the vans — tell us how many vehicles and whether any are sign-written.
• Flexible terms — extensions and date moves on the same invoice, not a new account.
• One invoice to the main contractor, Net-30, no per-head admin.
